FAQ for Landlords

Address

Yes you can! As long as you have a written agreement with the primary landlord / management company or owner of the home. We are unable to report any rent payments if you do not have a written agreement with the landlord or management company allowing you to sublease. 

We count on you and your tenant to keep us informed so that we can ensure accurate reporting to the credit bureaus. If we receive notice from your tenant that they are no longer renting from you, we will reach out to you for confirmation and then close out their account.

No! TransUnion & Equifax only allows an address to be reported once on the credit report. If you have another company already reporting the address you want to enroll with us, we will not be able to report it for you. Please note that if you do enroll and it turns out you have another company reporting the same address, we will be unable to issue any refunds.

Credit Bureaus

We report to TransUnion & Equifax.  If you are an Apartment Complex, or Property Management Company, we can also report to Experian.  Experian does require an additional vetting process.

Credit Score / Report

No! We do not pull your credit and cause a new inquiry!

Generally our customers always see some sort of score increase. Some points to keep in mind:

  1. Are they looking at the correct report? All of our rental accounts are reported directly to TransUnion & Equifax. Please make sure they are looking at their TransUnion or Equifax report. If they are not sure, TransUnion & Equifax allow them one free credit report per week. They can use this link to access it https://www.transunion.com/annual-credit-report. Before they use their one free TransUnion & Equifax report, please wait up to 10 business days after we submit their file to TransUnion & Equifax. While in most cases, TransUnion & Equifax will have their new account active in 72 business hours, sometimes they do require a bit more time.
  1. If they see their new account, but no score increase it is possible that the 3rd party credit report provider they are using has updated their report, but not their score. Sometimes it will take them an additional week or so to fully update their credit report.
  1. Did they or you just add ongoing reporting? If so, it may take a bit longer to see a score increase since the credit bureau needs to see continued on time monthly payments. If they have lived at your property longer, you should consider adding the past reporting option! This will put their past payments on their credit report, helping to get them a quicker score increase.

Yes – Their account will show closed if you only enroll them for past 12 or 24 month reporting. This still has the benefit of creating an immediate great past history for your tenant and building their credit profile. To show the account as open, we are required to verify the tenants ongoing monthly payments with you the landlord. Most of our renters experience the best increase in their scores when we report past history along with current ongoing reporting!

We report twice a month to TransUnion and Equifax on the 5th and 15th. After reporting, TransUnion & Equifax typically have the new account active within 5-7 business days. If your tenant is using a 3rd party Credit Report Provider such as Credit Karma, Free Credit Report, or Credit Sesame to view their report, they will need to be mindful of how often the report provider updates their database. Some of these companies only update once a month, while others update once a week. In addition, some of these companies will update and show their new rental account, but will not update the score.

 

If your tenant does see the new account appearing by the 15 th of the month (for reporting from the 5th) or the 25th of the month (for reporting from the 15th ). Please have them follow these steps:



  1. Contact the 3rd Party Credit Report Service they are using and ask how often they update their information and make sure they are also including data from TransUnion & Equifax.
  2. If it appears the 3rd Party Credit Report Service has updated and should be showing their new account, try pulling the credit report directly from TransUnion or Equifax using the following links: https://www.transunion.com/annual-credit-report. There should not be any charge for this if this is the first time, they have pulled their report directly from TransUnion or Equifax.
  3. If their new account is not appearing on their  TransUnion or Equifax Credit Report (that they pulled from the above link), contact our office at 844.950.7368 or submit a copy of your credit report using this secure link Secure Document Upload.
  4. We will immediately open a help ticket with TransUnion or Equifax and they will require a copy of their credit report that they downloaded from their site. We typically hear back from them with a resolution within 3 business days!

No - we are not a credit repair company. We are a third-party licensed credit reporter. Our job is to verify payments and report that information to the credit bureaus.

Commercial Address

3rd Party Rent Reporting agencies such as ourselves are only authorized to report Residential Leases - not commercial leases (even if the commercial lease is in your personal name).

Cost / Refunds

We have two different plans if you are enrolling 1-9 units:

 

Plan A:  (Yearly Subscription)

Initial On-boarding and Rent Reporting :   $49 / Unit
(Covers reporting for the first 12 Months, or until a new tenant moves in whichever occurs first)

Annual Renewal Cost for Rent Reporting for each Unit:  $25 Per Year Per Unit
(Starts when a new tenant moves in or 12 months after your initial on-boarding)

Report up to 12 months of Past Rent Payments:  $49 Per Unit

Report of to 24 months of Past Rent Payments:  $65 Per Unit

Expedited Service: $100 – With expedited service, your tenants rent trade-line will be reported to TransUnion & Equifax within 72 business hours of us receiving all documents and completing the file.  Expedited service accounts do not qualify for a refund for any reason.

 


Plan B:  (Landlord Custom Link) 

Tenants Enroll using a Hosted Enrollment Form or Affiliate Link 

Hosted Enrollment Form can be Branded to the PMC

Tenants Receive a 5% discount off of our retail rates

PMC receives a $20.00 Affiliate commission on the initial tenant enrollment

Expedited Service: $100 – With expedited service, your tenants rent trade-line will be reported to TransUnion & Equifax within 72 business hours of us receiving all documents and completing the file.   Expedited service accounts do not qualify for a refund for any reason.

Yes!  Most of our landlord partners add the retail cost of our rent reporting to their new leases.  This creates a new income center for your community, as well as a benefit for both tenants and landlords.

You are welcome to cancel anytime. If we have already started to process your file or reported the new tradeline, you will not be entitled to a refund. 

We take your personal information security very seriously. All employees of 950 Credit, Inc must pass a full background check and have different security levels in our internal system. Periodically we have an outside IT security firm perform an audit of our systems to ensure we have the best and most UpToDate software protecting our data.

If you enroll in our service and it appears that you and/or your tenant are trying to commit fraud – we will not issue a refund and will also notify the appropriate authorities. 950 Credit, Inc along with Transunion and Equifax are committed to providing 100% accurate information. It is a federal crime to commit fraud in reference to credit reporting.

If your tenant owns the home, or is on title in any way of the home you will not qualify for a refund.

We are unable to issue a refund if you simply change your mind or you currently have another company reporting rent payments for the address you enroll with us.

If you are subleasing without the landlord's or owners consent.

If you have not requested a refund within 30 days of enrolling you will not qualify for a refund.

If you select expedited service at checkout, your account will not qualify for a refund for ANY REASON. When selecting expedited service, your file moves to the front of the line and all of our staff start to process it immediately.

After your tenant’s file is completed, we are unable to issue any refunds. Please note we do not control how much your tenant’s credit score will increase since all credit profiles are 100% different. We have seen a range of 7 points to 120 points depending on how strong your tenant’s credit currently is. If your tenant’s current credit score is in the lower range, they will most likely see a higher increase then someone with a 690+ score.

Documents Needed

We truly do not want to inconvenience our landlord friends! Working together means we can make the process as seamless as possible.  TransUnion and Equifax require that we vet the tenant and landlord to help eliminate any possible fraud.

There are different documents we need to move through the vetting process. These will depend on the type of landlord you are:

 

Property Manager / Apartment Complex:

For PMC’s and Apartment Complexes, in most cases, our vetting process is completed in house. By being able to handle all of the required documentation behind the scenes, we truly make it an easy process to report your tenants’ monthly rent payments.

 

Individual Landlord: The home is owned in your own name, or the name of your trust: 

  1. A copy of your photo ID or you can complete 5 identity questions through your secure landlord portal. 
  2. Proof of homeownership. (Most owners provide us with a copy of their property tax assessment or the declaration page from their homeowner’s insurance policy.)

 

Individual Landlord and the home is owned in the name of your company:

  1. Rental Application
  2. Business Checking Account Statement (you can black out the account number)
  3. 3 Trade References
  4. Blank Lease Agreement
  5. Proof of Property Ownership (Property Tax Assessment or Page from Homeowner’s Insurance)
  6. Photo ID of Registered Agent for LLC

Process For Landlord

We make rent verification an easy process (less than two minutes)! When your tenant enrolls you will receive an email with a link to a Verification of Rent form. 

No! It is our goal not to inconvenience you.  If you or your tenant have enrolled in our Current Rent Reporting, you will receive one email a month from our verification department.

Property Management Company (PMC) Or Apartment Complex (AC):

If you are a PMC or an AC and you have a website, we are able to fulfill the credit bureaus’ vetting requirements. 

Individual Landlord: The home is owned in your own name, or the name of your trust: 

  1. A copy of your photo ID or you can complete 5 identity questions through your secure landlord portal. 
  2. Proof of homeownership. (Most owners provide us with a copy of their property tax assessment or the declaration page from their homeowner’s insurance policy.)

No! Rent reporting has no affect on your personal credit or income taxes. Rent reporting can have a very positive effect for the renter!

Yes! We work with all names on the lease, so roommates and spouses can also build their credit. 

No. If your name appears on the title to the home we cannot report on your credit report. The only exception to this is if you had previously leased the home and then purchased it. In which case, we will need documentation to this effect.

While it is our goal to help all renters, not all landlords will be able to provide the necessary information required. We ask that you send us an email to Support@CreditRentBoost.com or thru your landlord portal informing us you will not participate. Each situation will be reviewed case by case.

Rent / Roommates

TransUnion & Equifax only requires payments that are past due 30 days to be reported as late. Most renters always pay before their account reaches that status. However, if a landlord does report to us that their tenant is 30 days late, we are obligated to report it.

Great question! They continue to pay their rent directly to you the landlord every month. We do not accept any rent payments.

If your rent changes, please send us a copy of your new lease or addendum and will update your account!

TransUnion & Equifax requires us to only report rent. Sometimes there are utilities, parking, or storage included in the amount you pay in each month, we are not allowed to report those extras.

You can update your landlord portal with the amount of rent your tenant has left owing.  We do offer collection reporting.  Please contact us for more information. 

Sublease

Yes you can! As long as you have a written agreement with the primary landlord / management company or owner of the home. We are unable to report any rent payments if you do not have a written agreement with the landlord or management company allowing you to sublease.
